1. Services and Prices
The prices and services offered by Kotatieva Oy (FI3240644-3) under these Terms & Conditions apply to Kotatieva Winter Leisure Park and Cabin Rental.
All prices include VAT according to the Taxation Laws and Regulations of Finland.
Kotatieva reserves the right to:
- Change prices in the event of unforeseen increases in costs (e.g., taxes, fuel prices) beyond our control.
- Modify timetables or service content due to weather, ice, snow conditions, or similar operational reasons.
- Charge a maximum of €200 as an administrative fee in force majeure situations.
Service Languages
All services are provided in Finnish or English.
2. Reservation and Payment
A reservation is considered confirmed when you receive a written confirmation email from Kotatieva after completing your payment.
Payment options are available in the online store or on-site.
3. Cancellation and Change Terms
A Day in Kotatieva and Kotatieva Experience
- More than 7 days before arrival: Free cancellation.
- 1–6 days before arrival: 50% cancellation fee.
- Same day or no-show: 100% cancellation fee.
Changing date:
- More than 7 days before: Free change.
- 1–6 days before: €20 change fee per reservation.
- Same day or no-show: Changes not possible.
Note: These terms also apply to extra services booked together with the day ticket.
Aurora Skating
- More than 7 days before arrival: Free cancellation.
- 0–6 days before arrival or no-show: 100% cancellation fee.
Sauna and Hot Tub (Private)
- More than 7 days before arrival: Free cancellation.
- 0–6 days before arrival or no-show: 100% cancellation fee.
Cabin Reservations
- All cabin reservations are non-refundable.
- Date changes are possible only if availability allows.
Note: The same terms apply to all extra services sold together with cabin reservations.
Refund Policy
- Refunds are processed within 30 days using the same payment method as the original purchase.
- Refunds to payment cards are returned directly to the same card.
4. Weather Conditions and Cancellations
Kotatieva is an outdoor winter park. Weather conditions in Lapland may affect to our operations.
- If the park is fully closed, a 100% refund is provided.
- If the park is open, but some key activities (e.g. ice skating) are not possible, a 50% refund on the day ticket will be issued.
5. Responsibility of the Service Provider
Kotatieva operates in compliance with all relevant Finnish laws, safety plans, and health and safety regulations.
The service provider is responsible for damages only in cases of malfunction or defective equipment directly caused by Kotatieva, its staff, or subcontractors.
We recommend customers have their own travel insurance, which covers cancellations, illness, injuries, and damages.
6. Damage and Customer Responsibility
The customer is fully responsible for any damage caused to:
- Cabins, park property, furniture, or equipment.
- Parents/guardians are responsible for damages caused by minors.
Kotatieva reserves the right to charge for damages immediately upon discovery or after check-out from the customer’s payment card.
7. Check-in and Check-out for Cabins
- Check-in: 16:00–20:00 on arrival day. Late check-in must be agreed in advance.
- Check-out: By 11:00 on departure day.
All guests must present a valid ID at check-in.
Maximum occupancy:
- Up to 4 persons + 1 child (0–2 years) in a baby cot (provided on request, free of charge).
8. Force Majeure
Neither party is responsible for failures caused by force majeure situations, such as:
- Natural disasters, extreme weather, lack of snow
- War, strikes, pandemics, or government restrictions
In case of force majeure, both parties must inform the other party immediately and aim to minimize any effects.
9. Applicable Law and Jurisdiction
These terms and conditions are governed by Finnish law.
All disputes shall be settled in the District Court of Lapland (Lapin Käräjäoikeus) in Rovaniemi, Finland.
10. Orders and Payment in the Online Shop
Orders are made by selecting products and completing payment in the webstore. By confirming an order, the customer agrees to these Terms & Conditions, pricing, and policies.
An order confirmation is sent to the email address provided during purchase.

Paytrail Plc operates in cooperation with Finnish banks and credit institutions. For customers, the service works exactly like a conventional online payment.
